QuadConsult were delighted to be involved in this social housing project throughout the design and construction period. Supplying much-needed housing for 18-24 year olds to address the issue of youth homelessness, the project is of twelve two-bedroom apartments in three separate blocks.

Working directly for the client, Bron Afon Community Housing, we designed all drainage and infrastructure, securing S104 adoption of both FW & SW drainage and S38 approval for highway adoption, connecting to the existing carriageway and parking court. During the initial design stage we investigated sub-structure solutions suitable for a variety of superstructure techniques, all chosen for levels of innovation, sustainability and potentially self build. The final solutions chosen were:

• Timber Frame
• Modcell Core
• Modcell Panel

The Modcell solutions utilised timber carcassing filled with straw insulation, the natural straw offering levels of acoustic and thermal protection above current building regulations and addressing all fire safety standards. Due to poor ground conditions all sub-structures were of reinforced concrete, creating a perimeter plinth to accept modular framing.

In July 2020 LABC announced the scheme had won ‘Best Social or Affordable Housing’ in their Building Excellence Awards. Although the Award Ceremony was unable to be held due to the Covid 19 pandemic, all concerned deserve huge congratulations and QuadConsult  were delighted to have played a part in this major success.
