QuadConsult Limited have successfully completed RIBA Stages 1 – 7 for this development. RIBA Stage 1 – 4 were completed on behalf of Cadarn Group from conceptual design through to securing the relevant sectional agreements.

QuadConsult Limited were delighted to be involved in this social housing project throughout conceptual design, planning process, detailed design and the construction period once novated to the successful contractor M & J Cosgroves. A 17 unit social housing development consisting of Bungalows on a brownfield site on behalf of Cadarn Group. The new development is located on the former Cwmbach primary school with challenging ground conditions.

QuadConsult have successfully completed RIBA Stages 1 – 7 for this development. RIBA Stage 1 – 4 were completed on behalf of Cadarn Group from conceptual design through to securing the relevant sectional agreements. The site required Section 38 and 278 highways approval, along with SAB and Section 104 agreements for the proposed foul serving the development. An effective SAB design and surface water solution for the development was hindered by ground conditions with a significant depth of made ground present on site. Although infiltration tests results were positive, the presence of made ground negated to the opportunity for infiltration and a positive surface water connection was explored. An existing surface water culvert offsite was eventually sourced with brownfield runoff rates agreed with the local authority to reduce onsite attenuation and land take.

Foundations consisted of a mixture of standard strip and reinforced concrete rafts. QuadConsult also assisted with the superstructure design.

Although the scheme has been delivered on the basis with level access and lifetime homes compliance, Cadarn decided to proceed in presenting the scheme to open market which included one adapted property.
