Construction of eleven commercial/industrial units totalling 70,000 sq ft varying in size from 2,500 sq ft to 20,000 sq ft. The development consisted of seven buildings with some being spilt into two or three smaller starter units.
Six of the seven units were of portal frame steel construction, with cavity wall construction at low level and composite panels to the remaining wall areas and to the roofs. Internally powerfloated concrete floors were provided throughout and internal partitions a mixture of blockwork and or stud partitioning, depending on the end users requirements. The seventh unit was a two-storey timber frame with an Insulslab raft foundation and externally clad in brickwork.
An analysis for flooding was undertaken with the risk deriving from the potential for a stream within a deep, adopted, culvert surcharging due to downstream obstruction to the flow. The risk was mitigated by design of the external ground levels channelling the flow such that the pre-existing scenario was maintained.
Consulting services started with the Planning Application, through detailed building, civil and structural engineering design, and included negotiations with the City & County of Swansea under Section 104 for drainage and Section 38 the highways.
